Design and Pricing Meeting

With our patented pricing system—Front Door™, you’ll receive pictures, descriptions and the itemized prices of everything in your home-all organized, all on paper. No hidden costs or unwelcome surprises. We’ll answer questions you never even thought to ask.

Construction Financing

Construction loans differ from traditional home loans, and not all lenders specialize in them. That’s why we work with preferred lenders who understand on-your-lot building—saving you time and money. We’ve also gathered helpful info to guide you through the process.
Get Pre-Approved
Pre-approval is the first step to understanding your budget and monthly payment comfort. Share basic financial details with a lender to see what you qualify for and start planning your custom home.

Step 4
Purchase Agreement
This step marks a significant milestone in your new home journey, and it’s an exciting time! By signing your purchase agreement, you're progressing past the design stages to the remainder of your homebuilding journey, providing you with clear expectations for what lies ahead.
Once the house plan has been selected and modified with finalized pricing, the next step is to sign documents. This locks in the current pricing to protect you from future price increases. Don’t worry, there is still time to make changes.
During the purchase agreement signing we will:
- Review your plan and confirm pricing
- Collect your deposit
- Sign your purchase agreement

Step 5
Home Site Inspection
After your purchase agreement is complete, we’re excited to see the land you’ve chosen to build your dream home in-person. We will schedule your home site inspection where you will meet with your Construction Manager on the land.
At your homesite inspection, your Construction Manager will meet you at your site and walk the lot with you. During this time together, you will discuss the unique characteristics of your land including:
- Positioning your home how you want on your land
- Clearing and land preparation that may be required
- Figure out optimal driveway location
- Utility location and connections
- Talk about any grade and elevation changes

Step 6
Personal Selections Meeting
From colors to flooring to countertops to cabinets, you will choose every last finish for your new custom home matching the decisions you made in your design and pricing meeting.
For most homeowners, the selections process is one of the most exciting steps in the journey. For others, it may feel somewhat overwhelming. No matter the situation, our team is ready to help you design the home of your dreams.
We invested in our design studios for our customers. Our design studios are where our customers’ inspiration plays out. They showcase all the latest styles and trends giving you a convenient one-stop-shop to make all your choices and see how they pair together.

Pre Construction Meeting
From colors to flooring to countertops to cabinets, you will choose every last finish for your new custom home matching the decisions you made in your design and pricing meeting.

Step 8
Close on Your Loan
Now is the time to either close on your construction loan or establish your escrow account so permits can be obtained and then building can begin.
To prepare for the loan closing, your mortgage lender will make sure the necessary paperwork is signed. Once the numbers are finalized, the lender prepares the closing. After signing and receipt of funds, your title documents are official and recorded in the public record.

Construction
Building a custom home involves many steps and specialists. We handle all the complex details, so you don’t have to be the expert or project manager. From coordinating 100% of the construction to managing the entire process, we make it easy for you to enjoy the journey without the stress.
Once permits are secured from your local building jurisdiction, we schedule your groundbreaking—the exciting moment when your vision begins to take shape. Every Schumacher Home is built on-site, inspected regularly by both local officials and our Construction Managers to ensure it meets our high standards and specifications.
We walk through the home with you at each stage of construction, treating every project as if we were building it for our own family. You’ll receive consistent updates from your Construction Manager, your main point of contact, and enjoy open, two-way communication—by phone, email, or text—with the entire team supporting you every step of the way.

Step 10
Move in
This is the moment you’ve been waiting for—move-in time. It’s time to take the keys to your dream home. Moving into a home built just for you is exciting.
Whether you’re a first-time homeowner or a seasoned one, you’ll be glad to know your Schumacher Homes warranty, coverage, and support are part of our service.
Every Schumacher home is backed by a Ten-Year Insured Transferable Structural Warranty. The guidelines to qualify for this warranty are so strict that only 1% of builders nationwide qualify to offer it.
Warranty Information
1 Year Workmanship Warranty
Covers the finish materials used in your new home—from roof shingles to bathroom tile, including kitchen cabinets, interior trim, and even the fireplace.
2 Year Mechanical Systems Warranty
Covers the mechanical systems that power your home—including electrical, plumbing, and heating and cooling systems.
10 Year Structural Warranty
Covers key load-bearing elements like footings, foundation, beams, and roof framing.
