The Construction Process
There are many steps and specialists involved in building a custom home. We put it all together for you, managing all the complex details so you don’t need to be the expert or project manager. We handle 100% of the construction coordination, so you can enjoy the process, without the burden and stress of trying to navigate new home construction on your own.
Once we receive permits from the local building jurisdiction, we put you on the dig schedule.
There’s nothing more groundbreaking than actually breaking ground on your custom home. This is where your vision becomes reality.
All Schumacher Homes are constructed on-site. Your home gets regular building inspections by your local building jurisdiction, and our Construction Managers conduct inspections throughout the process to ensure it is built to our standards and specifications.
We treat every home as if we’re building it for our own family. You’ll receive regular updates from the Construction Manager, the main point of contact during construction. And you’ll be in constant two-way communication - how you want (phone, email, text) - with every team member who is there for you throughout the process.
Construction Steps
Step 1
Home Site Preparation and Excavation
There are varying degrees of homesite preparation needed depending on your building site. Whether there are trees to be cleared, soil to be brought in or removed, each site has unique characteristics.
Step 2
Foundation
The first significant construction activity of your home is the foundation, which provides the structural support for the entire home. Once the foundation is completed and inspected, we will backfill and/or rough grade the area around the foundation.
Step 3
Rough In Mechanicals
All mechanicals which include plumbing, heating, cooling and electrical, will be roughed in following the completion of the framing stage. "Rough In" consists of supply and drain lines for plumbing, wiring for electrical outlets and switches, and ductwork.
Step 4
Framing
Once the foundation is complete, carpenters will build your home board by board. Framing provides the structure for interior and exterior walls, floors, ceilings and roof of the home, as well as windows and doors. This is where your new home starts to take shape and begins to come to life!
Step 5
Insulation and Drywall
Once all mechanical Inspections are completed, we will insulate the exterior walls. Once the insulation is completed and inspected, the drywall will be hung. After the drywall is completed, we will schedule the insulation to be blown into the attic.
Step 6
Finish Carpentry and Painting
Now the fun really beings. During this phase, all choices you made during your Selections Meeting will come to life. We will install your trim, and interior doors and we will also complete all other interior woodwork throughout your home, includig cabinets, countertops, and vanities. Your walls and trim will be prepped with your selected colors.
Step 7
Flooring and Finishing Touches
Your vision is almost reality-- The look and feel of your custom home is nearly complete! After painting is done, the hard surface flooring and carpet will be installed, in addition to the lighting and plumbing fixtures. After all finishing touches are complete, we will perform a final cleaning of your new home.
Step 8
Homeowner Orientation & Walk-Through
Once your home is nearing completion, you will meet with your Construction Manager who will introduce you to your new home and discuss how to operate and care for many components. Because your new home is a source of pride to both you and Schumacher Home, we want to be certain tht your home meets our level of Craftmanship an standards of quality. Start packing boxes - moving day is just around the corner.
