The loan programs advertised include a short-term Bridge Loan intended for use during the construction phase until permanent financing is secured. The Bridge Loan features an interest rate of 7.999%, with APR of 14.525% and an estimated monthly interest-only payment of $1,833.10. The disclosed APR is based on the payment of 1.75 discount points. The quoted interest rate assumes a purchase loan with a $550,000 loan amount, a 80% combined loan-to-value (CLTV) ratio, and a minimum FICO score of 680 on a primary residence. The builder is responsible for covering the interest-only payments until the issuance of the Certificate of Occupancy. Thereafter, the borrower will assume responsibility for any remaining payments on the bridge loan until permanent financing is arranged. The equity from the cross-collateralized property is used in lieu of the down payment.
