Designed to be built on a coast or near a beach, the new Carolina Coastal Model Home, located in Wilmington, North Carolina, includes an elevated foundation and stacked, double porches on the front and back of the home, providing access to breathtaking views.
With a unique upside-down floor plan, the common living spaces, such as the great room, kitchen and owner’s retreat, are located on the top level of the home. All levels include front and back porches, creating a blend of indoor and outdoor living that welcomes the beautiful views inside the coastal living space. “Nearly every room in the house has direct access to spacious outdoor living areas,” says Jim Ingraham, General Manager at Schumacher Homes of Wilmington, NC.
The open kitchen space, perfect for entertaining or relaxing after fun in the sun, is equipped with a huge kitchen island and painted beams that adorn a vaulted ceiling that extends across the entire width of the house, bringing dramatic volume to the primary living spaces. “In this home, our goal was to create tons of openness and we achieved this by increasing the ceiling height to 10’ on the top floor,” says Ben Kelp, Director of Design at Schumacher Homes. The first floor of the home features three bedrooms, two full baths and a large flex room, conveniently located off the foyer. The flex area combines unique trim details along with a full-height tile wall to create a gracious statement. Two of the three bedrooms have direct access to a large, shared deck, creating another gathering area.
“The flex space can work as an office, a secondary living room, kids’ playroom--really anything that is needed. The open great room/dining/kitchen space is spacious and great for entertaining, but having a distinct second area to congregate, like the flex room with coastal views, is very unique,” says Ingraham.
The classic coastal design elements flow from the interior to the exterior, creating a relaxed, modern waterfront vibe. Warm wood tones are combined with a mix of stainless and black metals, while fabrics and paints are soft and neutral. One key design element of the home are various accent walls in the bedrooms. With beautiful, layered bedding and paneled headboard wall, the primary suite is the perfect retreat. The unique shiplap pattern provides a cohesive nautical theme throughout the home, blending nicely with several of the coastal inspired light fixtures and pendants. The distressed frame finishes found on the several of home accents is reminiscent of driftwood that has been weathered from the sun.
Hauling beach accessories or groceries up to the top floor is a thing of the past. This home includes a built-in elevator, providing access to the ground level and the other two floors. This elevated home also includes a raised piling foundation to take advantage of the views, address any rising tide concerns and help protect against potential water damage from natural disasters.
The attached casita includes its own kitchen, wet bar, oversized bedroom, and full bath and is located just off the front porch, connected to the main home by a covered walkway. This is a true multi-generational suite, perfect as an in-law suite, for college kids returning home, or a home-away-from-home area for satisfying the most discerning of long-term guests. Whether built to live the beach town lifestyle yourself, as a retirement home, or vacation home, this floor plan is great to build as an investment property or short-term rental property with the available casita as a separate rental unit.
